[SG] Battle of the Feb BTO: Which is the Best for Families with Kids? We Have Ranked Them for You!

HDB launched a total of 7 BTO projects in February 2021 with a total of 3740 units up for ballot. Of which, almost 80% or 2975 units are 3 to 5-room units. At Clicks™, we understand how daunting a task it is to go through in details and compare these projects, that is why we have done the work for you!


Here's a quick view of some key features of the project summarised just for you:

To aid potential BTO owners who fall into the category of family with kids, we took a step further to rank the projects using the following criteria:

  1. Total number of 3 to 5 room units (this would be the units of choice for families with kids and more units would mean higher chance of winning the ballot)

  2. Estimated waiting time

  3. Average 4-room unit resale price in the town (This is to gauge the investment potential of the project)

  4. Average unit price of project

  5. Distance by foot from nearest MRT

For each of the criteria, the 6 projects (Harmony Village @ Bukit Batok excluded as it only consists of community care apartments) are sorted based on it, with 6 points given to the top in that criteria, 5 to the next and so on, till we reach the bottom. Below is the summary of our findings.

It is not surprising that the top 3 projects are the hot projects in Toa Payoh, especially ParkEdge @ Bidadari, which scores high in almost all criteria except for its price. Its high potential resale price more than make up for its high purchase price. To our surprise, McNair Heights @ Kallang/Whampoa came in last, which we initially thought it would make it to the top 3 spot. Its high purchase price, longest estimated waiting time and long distance away from the MRT makes it less appealing for families with kids. Do note that while Parc Woods @ Tengah made it to the joint number 3 position, its potential resale price and distance from MRT is based on estimate as it is the first of its kind in the area and the MRT station is still under construction.


So, if you currently looking for a BTO and have kids (or planning to have kids), you should quickly apply for the 3 projects in Toa Payoh (ParkEdge, Alkaff Breeze and Bartley GreenRise)! Take note that the deadline for application is 10 Feb 2021, 23:59 hrs. All you need is SGD$10, 20-30 mins of your time and a little bit of luck!
